Leasing Your Home in Verandah

It is the desire of some homeowners in the Verandah Community Association and the Neighborhood Associations to welcome lessees and invited guests to our charming environment. Adherence to all Rules and Regulations and Covenants ensures we continue to enjoy an ideal private and community life. This process has been designed to protect Verandah homeowners, tenants leasing those properties and owners' guests who may be invited to occupy the premises, at no charge, in the absence of the owners. The purpose of this process is to provide the Verandah Community Patrol with all the information they need to ensure compliance with the rules and to protect all occupants if an emergency arises during their stay.

Both the Verandah property owners and the tenants/guests will benefit from compliance with this process.

  • Verandah homeowners will be protected from: Unauthorized use of their properties; Inappropriate entry from unknown/undesirable occupants of others' properties; excessive rental/use of neighboring properties.
  • Verandah tenants/invited guests will benefit from: Verandah Gatehouse staff's ability to communicate with them in an emergency;  assurance that other occupants are following common rules.

Leasing/Rental Procedure 

All residents who plan to rent or lease their unit are required to have their tenant complete and submit the Verandah Community Association lease application, required documents, and payment for approval.  

 Neighborhood Associations – Sub-HOAs

If you own a home in one of the following neighborhoods (Sub-HOAs) and plan to lease your home, you will first need to obtain approval from your Neighborhood Homeowners Association prior to submitting your tenant’s application to the Verandah Community Association.

A $75.00 non-refundable application fee made payable to the Verandah Community Association is required once a Sub-HOA Board has approved background checks for all occupants 18 years of age or older.  A copy of the approval must be submitted with the Verandah Community Association lease application and required documents.

Step 2   Submit completed application with required documents by either

Required Documents:

  • Fully completed application for approval to lease
  • Copy of executed lease
  • Fully completed background check forms for all occupants over the age of 18
  • Copy of valid driver’s license for each occupant over the age of 18

Application fees

$150.00 non-refundable application fee for all applications submitted no less than twenty (20) days prior to occupancy. This fee includes two (2) adults’ background checks.

$55.00 for additional occupants over the age of 18 who are required to have a background check completed. This fee is subject to change based on vendor pricing.

$200.00 non-refundable expedited application fee for all applications submitted less than twenty (20) days prior to occupancy.

All checks are made payable to the Verandah Community Association.
