Exposed flashing, gutters and downspouts must be painted to match the fascia and trim of the structure. No exposed attachment straps are allowed.

- A description or photo of the gutters being requested, along with the color selection. Only standard rain gutters will be permitted; no decorative gutters will be permitted.
- Colors of fixtures that will not be changing, such as decorative or storm shutters.

The Design Review Guidelines provide landscape information and design standards for Verandah. Information specific to landscaping can be found in:
- Section C Landscape Patterns of the Design Review Guidelines (beginning on page 28)
- Section E (beginning on page 39) also provides direction for the planning, designing, constructing, landscaping, and modifying of all residences, buildings, and structures within Verandah.
- Appendix 2 (beginning on page 63) provides a recommended Plant List.
- A landscaping plan showing location, size, species, quantity, spacing, percentage of native plant material, and quality of all plant material, protection of existing vegetation and other landscaping details, including location of planters, paving materials, light poles, utility boxes and mailboxes must be submitted. Minimum scale: 1/8" = 1’0”
- If landscaping being replaced is used for screening, VCA approval is required.
To assist the Reviewer in evaluating your application, please provide:
- Drawing that shows the location, types, and number of each plant proposed in the updated landscaping plan
- Size of each container
- If the landscaping is to be used as a buffer for equipment such as HVAC, water softeners, pool equipment, etc., indicate the height of the equipment along with the size of the plants being
proposed. (Keep in mind the growth rate or plants to be used for buffering to ensure adequate buffering is achieved in the shortest time possible) - Certain plants may be approved but may not be covered by the Association’s landscape contract. Be aware that ongoing landscape maintenance may be the responsibility of the homeowner for all such plants, even if approved by the Reviewer.
- Landscaping cannot cover any utility access such as irrigation covers.
Reviewer may, at its discretion, request additional information or documentation.
Reviewer approval is required for the construction of patio covers, open patios and screen patios (i.e. lanai areas)
- Open patios must be an integral part of the landscape plan and must be located so as not to create an unreasonable level of noise for adjacent property owners.
- The patio color must be similar to or generally accepted as a color complementary to the design and color of the residence.
- Enclosed patios shall be constructed of materials that are similar to or generally accepted as complementary to those of the residence.
- Framing shall be bronze and screens shall be either bronze or charcoal (no opaque screening).
- All screen enclosures must be designed to complement the roofline of the principle structure.
- Screen enclosures on the primary street(s) facade must be approved by the Reviewer (approval will be done on a case-by-case basis).
- Reviewer approval is required for any addition to or expansion of a residence.

- Approval is required for the construction or installation of pools.
- Pools must be located in the rear yard and must be an integral part of the residence unless associated with a courtyard home, in which case the pool is to be located in the courtyard and
screened by walls. - Landscaping is required around the foundation of the pool or wall and must be an integral part of the overall landscape plan.
- All mechanical equipment necessary for the operation of any pool must be located in the rear or side yard and shall be screened from the street and neighboring residences/buildings by a fence, wall, or landscaping, such screening to be in accordance with these Design Review Guidelines and approved by the Reviewer. (See Pool Screen Enclosures Project Sheet)
- Above-ground pools are prohibited.
Zero edge pools are required to adhere to the following criteria to receive approval:
- A rear yard grading plan is to be included in the pool plans.
- The elevation of the basin must be shown on the plans.
- No removal of littoral plants at the lake bank is allowed.
- Lake bank grades must remain as constructed in order to comply with Water Management permits. No alteration of the lake bank grade is allowed.
- Additional information is provided in Section E Design Review at Verandah of the Design Review Guidelines (beginning on page 39), which provides direction for the planning, designing,
constructing, landscaping, and modifying of all residences, buildings, and structures within Verandah.
To assist the Reviewer in evaluating your application, please provide:

- Site plan/drawings showing site layout, structural design, exterior elevations, exterior materials and colors, landscaping, drainage, exterior lighting, irrigation, and other features of proposed
construction, as applicable. - Proximity to golf course, lakes, and preserves, if applicable
Reviewer may, at its discretion, request additional information or documentation.
A pool installation often requires the addition of a new or change to an existing pool screen enclosure, as well as landscaping.
Please refer to the Pool Screen Enclosure and Landscape Project Guidelines for assistance in submitting an application and required documentation for these projects
- Reviewer approval is required for a roof-material change.
- Asphalt or fiberglass shingle roofs are prohibited.
- Roof materials which are acceptable are natural slate, clay or concrete tile in a barrel, flat, and "S" profile for certain architectural themes.
- The roof tile profile is determined by the architectural stye of the home. Therefore, the profile of the new tile should be the same as the existing tile.
- Alternate roofing materials may be considered on a case-by-case basis by the Reviewer.
- Roof colors shall be in warm earth tones: pure white, orange, red, blue or any bright colors are prohibited.
To assist the Reviewer in evaluating your application, please provide:
- A picture of the front of your home, along with existing colors (if known). Picture(s) should include any fixtures such as storm or decorative shutters. Color selection for roofing tiles must
complement existing color scheme. - A picture of existing roofing material.
- A picture of new tile, along with manufacturer and color of the proposed replacement tiles (or a sample of the tile).
- If this is a repair or partial roof replacement, provide drawing of the roofing portions that will be replaced.
- Colors of fixtures that will not be changing, such as decorative or storm shutters.
Reviewer may, at its discretion, request additional information or documentation
- Reviewer approval is required for the installation of all solar energy equipment.
- Any solar panels and related appurtenances and equipment shall be designed and constructed to appear as an integrated part of the residence and not visible from the street.
- Additional landscape buffering may be required in order to soften the appearance of solar panel and any related equipment.
- Solar panels shall be located on the rear or side roof of a home whenever possible.
To assist the Reviewer in evaluating your application, please provide:
- A drawing showing the location of the proposed installation of solar panels.
- Specifications on solar panels, as well as details, including color of hardware.
- A photo of the home from the street indicating the location of the panels.
- Landscaping or other plans for screening the equipment, if required (or picture of existing landscaping that adequately provides the required screening).
Reviewer may, at its discretion, request additional information or documentation
- Reviewer approval is required for exterior shutters whether installed at initial construction or added later. No hurricane or storm shutters shall be installed unless they have been approved by the Reviewer.
- For all neighborhoods with a Sub-HOA, those associations must first approve the standard storm shutters, and have consistent details and colors for all units within the community.
- The area of most concern is along the front elevations or other highly visible portions of the buildings.
- Shutters must blend into the window details or into the window covering requirements such that a patchwork or "checkerboard" look does not occur.
- Shutters should be of consistent color, detail and style.
- Typically, shutters should be the same color as the required interior window treatment and the colors of the storm shutters must be compatible and consistent with the architecture of the building; for example, a white shutter is inappropriate where the
required window coverings for the building are in a beige or gray range. - No mill finish aluminum will be allowed.
- In the case of single family and two-story dwelling units, shutters' appearance can and should be softened with landscaping.
To assist the Reviewer in evaluating your application, please provide:
- A picture of your home or paint manufacturer/color number, and colors of any other permanent fixtures such as decorative shutters that will be visible where newly-installed storm shutters will be.
- The manufacturer, style, and color of the requested storm shutters and track.
- Picture or drawing of the house layout indicating where shutters will be installed.
