Verandah, located on 1,456 acres along a 1.75-mile stretch of the Orange River, is a master-planned gated community that opened in 2003 and was originally developed by The Bonita Bay Group.
In planning Verandah, care was taken to expand the wetland, uplands and conservation areas, impact as few trees as possible, and develop an easement along the Orange River to ensure the future integrity of our ecosystem. Nearly 65% of our community is reserved for open space, including lakes, preserves, parks, nine miles of walking trails, golf, and a buffer along the river. In addition to being lush with native plants and trees, Verandah is home to a diverse species of Florida wildlife including the gentle manatees, who in season swim alongside your kayak on the Orange River.
The important responsibility of managing this unique community falls to the Verandah Community’s Homeowners Association, known as the VCA. Every homeowner in Verandah is automatically a member of the VCA. To preserve Verandah’s natural beauty, abundant wildlife, open space and general attractiveness, the VCA is committed to keeping standards high.
To assure long-term cohesiveness, the Verandah Declaration of Covenants, Conditions, and Restrictions (CC&R) were written and adopted. These are the rules and guidelines that govern many aspects of our community policies and the VCA is responsible for administering them. Examples include a color palette of exterior paint options, guidelines on signage that can be visible in your front yard and on lawn maintenance and landscaping, with an emphasis on native plants, to name a few. The purpose of the guidelines is to preserve the natural beauty of the Verandah community. Strict adherence to these guidelines assures us of the gracious living experience that defines Verandah.
Verandah is also home to The Verandah Club consisting of two golf courses, club house, tennis courts, and other amenities. Development of Verandah began in 2003 by The Bonita Bay Group. In 2012, the community and club were sold to Kolter Development. Kolter continues to own and operate the Verandah Club. The VCA is now governed by a Board of Directors elected by Verandah homeowners.
