What Is the VCA?

The VCA is Verandah’s homeowner association, and every homeowner is a member. The VCA’s mission is to provide the highest level of community living with a beautiful, well-maintained, safe, and neighborly environment. The community is governed by an elected Board of Directors and guided by our Declaration, Covenants, Conditions and Restrictions (DCCRs).  These are a set of rules that every homeowner agreed to abide by when they purchased a home.  Adherence to these rules is the responsibility and privilege of every homeowner.

In October 2021 the VCA transitioned from being controlled by the developer of the community to being self-governed by a Board of Directors comprised of and elected by homeowners in our community.  The Board relies on Neighborhood Representatives who serve as a sounding board. The Neighborhood Representative is a key liaison and communicator between homeowners and the Board.  They both inform and seek feedback from homeowners on matters requiring the Representative to cast votes on their behalf and other matters of community interest. There are six standing committees and often several ad-hoc issue groups. These committees are led by over forty-five residents that volunteer a wide array of skills, backgrounds and experiences. The Committees focus on property and infrastructure, landscaping, traffic and safety, communications, and finance.

The Board of Directors is supported by a professional management company, RealManage (RM). It provides a dedicated staff that manages the Association’s day-to-day operational and financial affairs including gatehouse operations. The Board sets policy and RM carries out the decisions of the Board. RM oversees VCA contracts with professional partners for landscape management, office space, legal affairs, auditing, insurance, and other services.

Verandah is also the home to the Verandah Club. It consists of two golf courses, a club house, tennis court, fitness center and other amenities. While the VCA works closely with the Club on many common interest issues, the Club is owned by Kolter, managed separately from the VCA, and is governed by its own documents and policies.
