Trash pickup occurs every Friday for household garbage, recyclables and yard waste. On weeks when there is an observed holiday, garbage will be picked up on the following Saturday. You can set your bins out to the curb the evening prior to pick-up or by 6:30 a.m. Friday morning. Please bring in your bins after your trash has been picked up. Observed holidays: New Year’s Day, Memorial Day, Independence Day, Labor Day, Thanksgiving, Christmas.
Our trash company is Waste Pro (239) 337-0800. There are five materials that can go into your recycling cart: paper; metal cans; cardboard; plastic containers, and glass. Yard waste consisting of grass clippings, tree limbs and branches, palm fronds, leaves, fallen fruit, and dead plants and flowers, must be placed in a yard bag or reusable bin for pickup.
You can set large, bulky items including appliances out at the curb next to your regular garbage. This includes items such as couches; sectionals. If the item will not fit in the regular collection truck, please call customer service at 239-533-8000. Appliance pickups require a call to customer service.

Here at Verandah, we have an expansive, shaded dog park, which includes benches, clean, running water for pets, as well as ample space for your dogs to run and play. There are two, separated areas: one, for small dogs and one, for large dogs.

Golf Carts and LSVs in Verandah -Verandah roadways, walkways and trails are owned and managed by the Verandah Community Association. Cart paths on the golf course are owned and managed by the Club. Verandah’s Declaration of Covenants, Conditions, and Restrictions (DCCRs) provide the following:
- Operation of privately owned golf carts, motorized ATV’s or motorized skateboards are not permitted to be operated within Verandah.
- Operation of low-speed vehicles (LSV) are permitted if properly registered with the VCA. Florida law requires them to be registered, titled, display a plate, and be insured with personal injury protection (PIP) and property damage liability (PDL) insurance. Any person operating an LSV must have a valid driver license in their immediate possession.

Normal work hours for construction-related work and maintenance are Monday-Friday from 7 a.m. -6 p.m. and Saturday from 7 a.m. -4 p.m. Construction-related work may be extended to 8 p.m. Monday- Friday and 6 p.m. on Saturdays. Construction-related work may be conducted on Sunday & Holidays if it is interior to the building and may be permitted on a case-by-case basis. All after-hours work must be approved by the Reviewer. Maintenance and cleaning work may be extended beyond those times permitted for construction related work and shall be approved on a case-by-case basis.
The intent of a reserve study is to ensure the community has the financial resources it needs for major repairs, replacement, and maintenance of its shared assets. In so doing, the VCA can protect the value and marketability of the community.
Our governing documents provide that every homeowner is required to maintain a dual water system one of which is designated to utilize non-potable water for irrigation. RCS is a private utility company that owns and maintains significant infrastructure within Verandah to convey non-potable irrigation water to our homes. The VCA’s relationship is contractual, and RCS is the sole provider available for such services.
Each homeowner is billed monthly for their irrigation water use. RCS is responsible for maintaining the irrigation system up to the water meter at each home. Beyond the water meter (irrigation lines, sprinklers, filtration, control boxes, etc.) are the responsibility of each homeowner. RCS maintains an informative website: www.rcsirrigation.com.

The infrastructure costs of the CDD's are financed through the issuance of low interest 20- or 30-year special assessment revenue bonds. The debt service from these bonds makes up the capital portion of each landowner's annual assessment from the district. Operational and maintenance assessments fund the annual cost of providing services to the property within the District. Both the capital and operational and maintenance expenses are collected as one assessment by the Tax Collector of Lee County on behalf of Verandah's CDD's and appear on each owner's annual ad valorem tax bill as a non-ad valorem line item.

Bicycles on the roadways of Verandah
- Bicyclists may ride on roadways and trails, but not an any cart paths within the golf course.
- Bicycles are defined as vehicles and generally have the same rights and responsibilities as motor vehicle drivers. Bicyclists riding on the street must obey all motor vehicle regulations.
- Ride in the same direction as traffic and stay as far to the right as possible.
- Announce your approach to walkers, either ring your bell or call out “On your left/right.”
- Earbuds or other impediments to hearing are not permitted.
- If riding between the hours of sunset and sunrise, you must use a headlight and taillight or reflector.

All homeowners who plan to rent or lease their unit are required to have their tenant complete and submit: a Verandah Community Association Lease Application, the required documents, and payment for approval of lease. Some neighborhoods are overseen by their own neighborhood associations, referred to as Sub-HOAs. VCA managed neighborhoods (as well as Orangetree Bend and Sabal Point) and Sub-HOAs follow different procedures for leasing.

Fishing Rules - Fishing is allowed in all Community Development District (CDD)-owned lakes in the community except those lakes marked on the map prohibiting fishing at any time.
No fishing near the golf course or behind anyone else’s house.
